ABSTRAK Sistem transit rel bandar seperti transit aliran ringan (light rail transit–LRT) berperanan penting dalam meningkatkan ketersampaian dari satu lokasi ke lokasi yang lain. Justeru, pemain industri hartanah dan penyelidik percaya bahawa LRT memberi impak positif kepada harga tanah dan seterusnya hartanah di kawasan terlibat. Oleh itu, kajian ini bertujuan mengukur impak sistem LRT terhadap harga hartanah komersil di Petaling Jaya, Selangor. Bagi mencapai tujuan tersebut, kajian ini menggunakan reka bentuk kajian kes dengan menjadikan sistem LRT laluan Kelana Jaya di Petaling Jaya sebagai kawasan kajian. Analisis Linear Trend Line (LTL), Polynominal Trend Line (PTL), model harga hedonik (HPM) dan juga model geographically weighted regression (GWR) digunakan bagi mengukur impak. Dapatan daripada analisis LTL dan PTL yang dilakukan menunjukkan impak sistem LRT terhadap harga hartanah komersil adalah positif pada jarak cerapan 400 meter dari stesen transit terhampir. Namun begitu, perubahan harga komersil yang dialami di setiap stesen adalah tidak sama kerana terdapat stesen yang mengalami impak kenaikan harga yang tinggi dan ada stesen yang mengalami peratus perubahan harga komersil yang rendah. Selain itu, dapatan keputusan model harga hedonik juga menunjukkan impak sistem LRT terhadap harga hartanah komersil adalah positif dan signifikan pada aras keertian 99%. Dapatan daripada analisis GWR pula mendedahkan maklumat yang lebih menarik tentang bagaimana hartanah komersil berinteraksi dengan sistem LRT yang menunjukkan impak dan saiz impak sistem LRT terhadap harga hartanah komersil adalah tidak seragam antara stesen. Impak dan saiz impak sistem LRT terhadap hartanah komersil di Petaling Jaya, Selangor dipengaruhi oleh kepelbagaian faktor setempat. Justeru, kajian ini diharapkan bukan sahaja dapat memberi sumbangan kepada bidang ilmu semata-mata, malah, yang lebih penting adalah membuka ruang meneroka potensi pelaksanaan polisi cerapan harga tanah (land value capture) sebagai satu mekanisme alternatif bagi membiayai kos pembinaan, pengoperasian dan penyelengaraan sistem LRT.
