Abstract : Universiti Pendidikan Sultan Idris |
Kajian ini bertujuan untuk menentukan impak sistem LRT terhadap harga hartanah
komersial di Petaling Jaya, Selangor. Bagi mencapai tujuan ini, reka bentuk
penyelidikan kajian kes dan beberapa teknik statistik seperti Linear Trend Line (LTL),
Polynominal Trend Line (PTL), Model Harga Hedonik (HPM) dan model
Geographically Weighted Regression (GWR) telah digunakan. Dapatan daripada
teknik linear trend line dan polynomial trend line menunjukkan bahawa impak sistem
LRT terhadap harga hartanah komersial adalah positif dan signifikan. Namun begitu,
perubahan harga hartanah komersial di setiap stesen adalah tidak sama, kerana terdapat
stesen yang mengalami perubahan harga yang tinggi, sementara stesen yang lain adalah
sebaliknya. Seterusnya, dapatan model harga hedonik menunjukkan bahawa harga
hartanah komersial boleh meningkat kira-kira RM 350 bagi setiap meter dari stesen
LRT terdekat. Sementara itu, dapatan analisis geographically weighted regression
memberikan maklumat yang lebih menarik tentang bagaimana hartanah komersial
berinteraksi dengan sistem LRT – magnitud impak sistem LRT terhadap harga hartanah
komersial tidak seragam antara stesen yang mana julat harga berada antara RM 2,500
hingga RM 3,900. Berdasarkan dapatan kajian ini, terbukti bahawa kaedah analisis
yang berbeza boleh menunjukkan dapatan yang menarik tentang bagaimana sistem
LRT berinteraksi dengan harga hartanah komersial di Petaling Jaya, Selangor. Justeru,
dapat dirumuskan bahawa impak sistem LRT terhadap harga hartanah komersial
dipengaruhi oleh keunikan faktor setempat di setiap lokasi. Implikasi daripada kajian
ini memberi manfaat kepada pihak perancang bandar dan pembuat keputusan dalam
usaha untuk merancang pembangunan sistem pengangkutan bandar di Malaysia supaya
rangkaian laluan yang dipilih dapat memberi kesan yang maksimum ke atas harga
hartanah. |
