411 | 2023 article | ESTIMATING VALUE UPLIFT FROM TRANSIT INVESTMENTS IN SUBANG JAYA, SELANGOR USING DIFFERENCE-IN-DIFFERENCE METHOD Mohd Faris Dziauddin It is generally believed that public transport investment such as urban rail transit systems can improve accessibility, particularly in larger and denser metropolitan areas. The improved accessibility provided by urban rail transit systems can drive up the value of surrounding land or property due to increased buyer demand. Based on this general belief, the study estimates the impact of the Kelana Jaya LRT line extension on residential property values in Subang Jaya, Selangor. Using Difference-in-Difference (DID) method with transaction-based data of 1,006 terraced properties, it is estimated that a typical terraced unit located within 0.8 km of the nearest LRT station and be sold during the construction phase of the project and after the system became operational would fetch a respective premium of approximately 4.7% and 5.3%, or RM31,490 and RM35,510 on average. Based on the theoretical framework, there are 53 indicators frequently used in constructing low-carbon FO instruments. Essential Oil Wan Mohd Nuzul Hakimi Wan Salleh Essential oils produced from aromatic plants denote significant biological activities and are gaining prominence in scientific research. In this study, the chemical composition, anti-tyrosinase activity, and molecular docking studies of Knema malayana Warb. essential oil was investigated. A hydrodistillation method was used to produce the essential oil, characterised by gas chromatography (GC-FID) and gas chromatography-mass spectrometry (GC/MS). Additionally, anti-tyrosinase activity was evaluated against mushroom tyrosinase, while molecular docking studies were performed with the major components. A total of 38 components (98.9%) were successfully identified in the essential oil, which was characterised by high proportions of ?-cadinene (20.2%), ?-cadinol (13.7%), ?-amorphene (10.3%), ?-cadinene (6.3%), ?-gurjunene (5.3%), ?-gurjunene (5.3%), and ?-muurolene (5.0%). The reviews are translated into vector representations using various techniques, including Bag-Of-Words and TF-IDF to ensure the best result. The study purpose was determined the shooting distance of futsal players in the Indonesian Futsal League match. This study also analyzed the shooting distance that scored and did not score. The research method used a cross sectional survey design. The sample consists of a Black Steel vs BTS match played by 20 players. Movie maker software was used for cutting videos of every shooting motion and Kinovea software was used for shooting distance analysis. The shooting motion was expressed in total shots, while the shooting distance taken by the players was expressed as the total distance, mean, and SD. The electrochemical behaviour of DOP was performed through cyclic voltammetry and square wave voltammetry. HPMoFBP/MWCNT showed a higher current at the lower potential for the oxidation of DOP compared to bare MWCNT. The sensor's improved electrocatalytic activity was observed to detect in a 1.0 x 10-1 M phosphate buffer saline (PBS) solution at pH 8.0. A good linear regression analysis was observed between electrical response and the concentration of DOP in the range of 1 to 1000 M. Under optimized experimental conditions, 1.0 x 10-7 M has been determined as the limit of detection (LOD). As guiding heuristics, the protocol used two provisional design principles based on teaching experience and previous studies that have applied tools for formulating questions, notably, the question formulation technique, SMART goals, and a typology of investigable and non-investigable questions. Two cycles comprising six lesson interventions were completed with two groups (n = 23, n = 25) of students in the same school in Malaysia.
