Abstract : Universiti Pendidikan Sultan Idris
Kajian   ini   bertujuan   untuk   menentukan   impak   lokasi   ke   atas   harga   rumah   di bandaraya  Kuala  Lumpur,  Malaysia.  Kaedah  penyelidikan  kuantitatif  dengan  reka bentuk kajian  kes dipilih untuk menjawab persoalan kajian. Model harga hedonik  dan analisis kepentingan relatif  (relaimpo) digunakan bagi mengukur impak atribut lokasi dan  struktural  ke  atas  harga  rumah.   Dapatan  kajian  menunjukkan  nisbah  R²  yang diperoleh  agak  tinggi  iaitu  0.80.  Dapatan   kajian  juga  menunjukkan  bahawa  hanya empat  atribut  lokasi  sahaja  memberi  impak  positif   ke  atas  harga  rumah  iaitu  setiap 100 m menghampiri pusat membeli-belah meningkatkan harga  rumah sebanyak 10%, pusat  bandar  (CBD)  sebanyak  9%,  tasik  rekreasi  sebanyak  6%  dan  hutan   sebanyak 7%.  Terdapat  juga  impak  negatif  beberapa  atribut  lokasi  ke  atas  harga  rumah   iaitu setiap 100 m menghampiri hospital menurunkan harga rumah sebanyak 10%, sekolah rendah   sebanyak  9%,  sekolah  rendah  berprestasi  tinggi  sebanyak  5%  dan  sekolah menengah   berprestasi  tinggi  sebanyak  10%.  Sementara  itu,  analisis  kepentingan relatif pula  menunjukkan bahawa atribut lokasi memberi sumbangan hanya sebanyak 11.63%,  manakala  atribut   struktural  seperti  saiz  lantai,  bilangan  bilik  tidur,  jenis rumah,  pegangan  kekal  dan   saiz  lot  memberi  sumbangan  sebanyak  67.90%  ke  atas harga  rumah  di  bandaraya  Kuala   Lumpur.  Kesimpulannya,  dapatan  yang  diperoleh telah  menyumbang  kepada  perkembangan   literatur  berkaitan  impak  lokasi  ke  atas harga rumah. Implikasi kajian ini ialah ia diharapkan  dapat menjadi panduan kepada penjual dan pemaju perumahan dalam menetapkan harga dan pembeli juga  berupaya untuk membuat rundingan tentang harga rumah. Hal ini dapat membuka ruang kepada kedua-dua belah pihak untuk mencapai kata sepakat dalam transaksi jual-beli rumah.
