The real estate sector in Malaysia has witnessed rapid growth, especially in the residential and commercial segments. This study aims to determine the significant factors leading to the intention to either purchase or rent a house in Malaysia. Demographic factors, financial assessment and social attributes serve as independent variables for decision making concerning purchase or rental of a house. The Rational Choice Theory is applied in this study. Data collected via questionnaire to households’ in several shopping malls in Selangor. The findings reveal that educational qualification and households’ monthly income influence the intention to purchase or rent a house while marital status is not a significant determining factor. Respondents with higher educational qualification and higher household monthly income prefer to purchase a residential property rather than to rent. Artikel ini merupakan sebahagian dapatan kajian  menganalisis unsur-unsur nilai murni  yang tergarap dalam watak-watak utama dari 21 buah novel kanak-kanak Xu You Bin. Fokus utama artikel  ini  memperbincangkan  fungsi  novel  kanak-kanak  dalam  pemupukan  nilai  murni  dan personaliti dalam kalangan kanan-kanak serta melapor dan menerang hasil kajian nilai murni yang kerap terpapar melalui watak utama novel Xu You Bin. Kaedah analisis teks digunakan untuk mengenal pasti nilai-nilai murni dalam novel tersebut berpandukan  14 jenis nilai-nilai murni yang tersenarai dalam Kurikulum Standard Sekolah Rendah Pendidikan Moral (KSSR Pendidikan Moral). Nilai-nilai murni watak utama yang dirumuskan melalui perwatakan dan plot-plot novel yang dikenal pasti adalahkasih sayang dan baik hati. The objective of this research is to investigate motivation in learning Mandarin as a foreign language among secondary student in international school. Both quantitative and qualitative method have been employed in this study. Survey questionnaire and interview have been used as the research instruments to collect data. The sample of the study collected were the 212 secondary students from year seven to eleven who are currently learning Mandarin as a foreign language in international school for quantitative study whereas 15 secondary students were selected among the 212 secondary students for qualitative study. Quantitative findings reveal that Ideal L2 self is the key motivator for the secondary students to put in effort in learning Mandarin with a high correlation coefficient(r) of .776, p< 0.001. This research aims to identify the gaps in teacher education programs for the preservice teacher in teaching Chinese as a second language (TCSL) in Malaysia. With the library research adopted in this study, a documentary study was applied, the curriculum structures of two TCSL programs namely the Bachelor Degree in Education (Chinese Language Education for Primary School-PISMP-SK) offered by IPGM (Institute of Teacher Education Malaysia) and Bachelor Degree in Teaching Chinese as a Second Language (TCSLB) which is offered in Beijing Foreign Studies University, China (BFSU) were obtained officially. The structures of these curriculum and their contents are examined, compared and analyzed. The main objective of this study is to examine the direct and indirect effects of parental influence, peer influence, financial awareness through spending behavior, and saving behavior on reaction to indebtedness, and future orientation among tertiary students in Peninsular Malaysia. The underlying theories used in this study were the Theory of Reasoned Action, Self-Awareness Theory, and Consumer Involvement Theory. The snowball sampling technique was used to collect data for this study. All the collected data were analyzed using Statistical Package for the Social Science (SPSS) software version 16 and Smart PLS 3.0.
