Kajian ciri-ciri hidrologi amat perlu apabila sesuatu kawasan di dalam lembangan sungai dibangunkan kerana ia berkait dengan ketersediaan dan keberterusan sumber dan bekalan air. Apabila kawasan baharu dibangunkan, tumpuan seharusnya diberikan kepada aspek saiz sungai, kapasiti sungai, dan penyediaan longkang-longkang dan parit untuk mengatasi masalah lebihan air atau air ribut ekoran peningkatan air larian di kawasan tadahan. Kampus Sultan Azlan Shah (KSAS) berada dalam kawasan sublembangan Sungai Keroh (31.6 km2) di kaki Banjaran Titiwangsa, mempunyai sistem saliran pada peringkat orde 1 hingga orde 3. Kawasan ini merupakan kawasan punca air bagi sistem sungai di bahagian bawah sub-lembangan termasuk Sungai Behrang. Dalam proses pembangunan tanah tahun 1994, banyak alur-alur atau anak-anak sungai kecil telah ditimbus. Kejadian hakisan dan pemendapan berlaku dengan aktif dalain sistem saliran sekitarnya. Estimating the effects of Light Rail Transit (LRT) system on the property values in the Klang Valley, Malaysia a hedonic house price approach

This study investigates the increased value of land in the form of house prices as a result of improved accessibility owing to the construction of Light Rail Transit (LRT) systems. Kelana Jaya Line LRT system is chosen as the case study in this research. Hedonic house price modelling is employed to estimate the effects of the LRT system on the prices of the house that are located within the radius of two kilometres from the Kelana Jaya LRT stations. Selling prices, structural attributes, land use and socio-economic attributes were collected from the database of Department of Valuation and Services of Malaysia, selected maps and reports. Fifty-five factors that are likely to influence a house price were identified and used to estimate the overall effects of the LRT system on it. Analysing the relationship between residential property prices and their determinants: a semiparametric geographically weighted regression approach

This paper analyses the relationship between residential property prices and their determinants, taking account of the local geography. A semiparametric geographically weighted regression (S-GWR) technique is employed to explore this relationship. Selling prices, structural and locational attributes data were collected from the database of the. The Department of Valuation and Services of Malaysia, including selected maps and reports. The outcome of this paper shows a strong geographically varying relationship between residential property prices and their determinants in which the residential property price determinants have a positive impact on prices in some areas but a negative or no impact on others. The magnitude of the effect is also found to be geographically varied; the capitalisation in residential property prices is found to be greater in some areas but less or nil in other parts. Kertas kerja ini mengukur impak Institusi Pengajian Tinggi (IPT) ke atas ekonomi setempat di mukim Hulu Bernam Timur, Batang Padang, Perak. Model American Council of Education (ACE) digunakan bagi mengukur impak ekonomi keseluruhan (total economic impact) yang dijana oleh perbelanjaan yang dikeluarkan oleh pelajar dan kakitangan IPT bagi mendapatkan barangan dan perkhidmatan di kawasan ini. Dengan menggunakan Universiti Pendidikan Sultan Idris (UPSI) dan Politeknik Sultan Azlan Shah (PSAS) yang terletak di mukim Hulu Bernam Timur, artikel ini memaparkan sejumlah RM120 juta telah dibelanjakan oleh pelajar dan kakitangan di kedua-dua IPT ini bagi tempoh setahun dan memberi sumbangan yang sangat signifikan kepada pertumbuhan ekonomi terutamanya aktiviti perniagaan di mana setakat tahun 2012 terdapat 842 premis perniagaan telah wujud di kawasan ini...

Kajian yang telah dijalankan ini telah berjaya menyediakan sebuah pangkalan data digital yang mengandungi maklumat guna tanah bagi kawasan Tanjong Malim menerusi penggunaan sistem maklumat geografi (GIS). Perisian ArcView versi PC telah dikenal pasti sebagai perisian GIS yang telah digunakan untuk pembangunan pangkalan data digital LEMBAH BERNAM. Pengumpulan data bagi kajian ini melibatkan jangka masa 1990 hingga 2000. Data sekunder berbentuk reruang seperti data lot, guna tanah, jalan raya, sungai, dan kemudahan awam telah dikumpulkan daripada Jabatan-jabatan kerajaan dan Jabatan Perancangan Bandar dan Desa Negeri Perak. Seterusnya, pangkalan data digital ini menyediakan capaian mudah kepada pengkaji-pengkaji yang berminat untuk membuat kajian berhubung aspek pembangunan guna tanah di Tanjong Malim. An exploratory study was conducted to investigate the social science literacy among form four students in Malaysian secondary schools. The aim of the study was to explore social science literacy in selected social science subjects, namely History, Geography, Moral Education, and Islamic Education as well as the students‟s general knowledge in the area of social science in Malaysian secondary schools. The study also intended to propose guidelines on standards in social science literacy for secondary schools in Malaysia. The study used quantitative research method. Five sets of questionnaires in the form of objective multiple-choice tests were developed to identify social science literacy in the three domains of knowledge, skills and values in the four selected subjects and general knowledge. The respondents were 16 years old students studying in form four at national secondary schools throughout Malaysia. Estimating land value uplift around light rail transit stations in Greater Kuala Lumpur: an empirical study based on geographically weighted regression (GWR)

Introducing a rail transit system into an urban region is expected to increase land values, and subsequently, residential property values. Despite this general belief, little is known about the spatial distributional effects of land value uplift. Thus, the goal of this paper is to provide new insights on how proximity to light rail transit stations may affect residential property values in Greater Kuala Lumpur, Malaysia using geographically weighted regression (GWR). The results provide information on spatial variations in the effects of a light rail transit system on residential property values. This study utilises GWR to account for spatial heterogeneity and spatial dependence. The results suggest that residential property values benefit from the provision of a light rail transit system but with considerable spatial variation over a geographical area. Evidently, proximity to the nearest light rail transit station gives positive premiums of up to 8% for a majority of properties locate.....

The impact of urban light rail transit on double-story terraced property values in the Greater Kuala Lumpur, Malaysia

It is generally believed that a rail transit system plays a pivotal role in increasing land values, and subsequently, residential property values. Despite this general belief, there is considerably little empirical research on the impact of urban light rail transit systems on residential property values in developing countries setting. This study, therefore, investigates the impact of proximity to urban light rail transit on double-story terraced property values in the Greater Kuala Lumpur, Malaysia, using hedonic pricing model. The findings suggest there is a statistically positive and significant impact of urban rail transit on surrounding double-story terraced residential property values-estimated at a premium of 12.3% and 9.8% for properties located up to 1000 m and 1001-2000 m to the nearest light rail transit station respectively. Estimating value uplift from transit investments in Subang Jaya, selangor using difference-in-difference method

It is generally believed that public transport investment such as urban rail transit systems can improve accessibility, particularly in larger and denser metropolitan areas. The improved accessibility provided by urban rail transit systems can drive up the value of surrounding land or property due to increased buyer demand. Based on this general belief, the study estimates the impact of the Kelana Jaya LRT line extension on residential property values in Subang Jaya, Selangor. Using Difference-in-Difference (DID) method with transaction-based data of 1,006 terraced properties, it is estimated that a typical terraced unit located within 0.8 km of the nearest LRT station and be sold during the construction phase of the project and after the system became operational would fetch a respective premium of approximately 4.7% and 5.3%, or RM31,490 and RM35,510 on average. It is also estimated that the overall impact on the price of terraced properties located within 0.8 km from the nearest LRT.....
