Apabila kawasan baharu dibangunkan, tumpuan seharusnya diberikan kepada aspek saiz sungai, kapasiti sungai, dan penyediaan longkang-longkang dan parit untuk mengatasi masalah lebihan air atau air ribut ekoran peningkatan air larian di kawasan tadahan. Kampus Sultan Azlan Shah (KSAS) berada dalam kawasan sublembangan Sungai Keroh (31.6 km2) di kaki Banjaran Titiwangsa, mempunyai sistem saliran pada peringkat orde 1 hingga orde 3. Kawasan ini merupakan kawasan punca air bagi sistem sungai di bahagian bawah sub-lembangan termasuk Sungai Behrang. Kelana Jaya Line LRT system is chosen as the case study in this research. Hedonic house price modelling is employed to estimate the effects of the LRT system on the prices of the house that are located within the radius of two kilometres from the Kelana Jaya LRT stations. Selling prices, structural attributes, land use and socio-economic attributes were collected from the database of Department of Valuation and Services of Malaysia, selected maps and reports. Fifty-five factors that are likely to influence a house price were identified and used to estimate the overall effects of the LRT system on it. A semiparametric geographically weighted regression (S-GWR) technique is employed to explore this relationship. The outcome of this paper shows a strong geographically varying relationship between residential property prices and their determinants in which the residential property price determinants have a positive impact on prices in some areas but a negative or no impact on others. The magnitude of the effect is also found to be geographically varied; the capitalisation in residential property prices is found to be greater in some areas but less or nil in other parts. The study also intended to propose guidelines on standards in social science literacy for secondary schools in Malaysia. The study used quantitative research method. Despite this general belief, little is known about the spatial distributional effects of land value uplift. Thus, the goal of this paper is to provide new insights on how proximity to light rail transit stations may affect residential property values in Greater Kuala Lumpur, Malaysia using geographically weighted regression (GWR). The results provide information on spatial variations in the effects of a light rail transit system on residential property values. This study utilises GWR to account for spatial heterogeneity and spatial dependence. The results suggest that residential property values benefit from the provision of a light rail transit system but with considerable spatial variation over a geographical area. This study, therefore, investigates the impact of proximity to urban light rail transit on double-story terraced property values in the Greater Kuala Lumpur, Malaysia, using hedonic pricing model. The findings suggest there is a statistically positive and significant impact of urban rail transit on surrounding double-story terraced residential property values-estimated at a premium of 12.3% and 9.8% for properties located up to 1000 m and 1001-2000 m to the nearest light rail transit station respectively. The improved accessibility provided by urban rail transit systems can drive up the value of surrounding land or property due to increased buyer demand. Based on this general belief, the study estimates the impact of the Kelana Jaya LRT line extension on residential property values in Subang Jaya, Selangor. Using Difference-in-Difference (DID) method with transaction-based data of 1,006 terraced properties, it is estimated that a typical terraced unit located within 0.8 km of the nearest LRT station and be sold during the construction phase of the project and after the system became operational would fetch a respective premium of approximately 4.7% and 5.3%, or RM31,490 and RM35,510 on average.
